Description: Construct 5,960 square foot office/warehouse building (2,889 sq. ft. office, 3,071 sq. ft. warehouse) with 466 sq. ft. of attached canopy at office area. project includes site work. building has cmu exterior walls with wood frame roof system. wood stud with gyp-board interior walls, t-bar ceiling throughout office area except for gyp-board ceilings in restrooms and closets. office area includes reception area, seven offices; break room, two storerooms and two ada restrooms. the women's restroom has a water closet and sink the men's has a water closet, urinal and sink. warehouse has an ada unisex restroom with a water closet and sink. install complete water and sewer system for restrooms, hand sink in break room, ada drinking fountain in office area, standard drinking fountain in warehouse and service sink and water heater in storeroom #1. install three 4-ton rooftop heat pumps (1,600 cfm/225 cfm osa -563 lbs design load) for office area with all associated ductwork and ceiling grills. install two 5,500 cfm evaporative coolers in warehouse with six two 16" sq. roof relief vents. install 600 a 120/208v 3 phase, 4 wire ses with two 200a sub-panels and all associated wiring for building lights and power. install a ?" landscape water meter, a 1" domestic water meter and a 4" building sewer. approved as noted-parking lot light pole at rear of property shall be located so that it does not interfere with solid waste equipment and trash enclosure.
